Coldstream Crossing Retirement Community in Kimberton, Pennsylvania is being developed as the premier location for senior living in the Chester County area. At Coldstream Crossing, homeowners will actually buy and take fee simple title to their homes, avoiding the drawback of large, up-front entrance fees that are non-refundable or that diminish in value over time. Under this arrangement, all rights and privileges of home equity ownership are retained by the homeowners, including the right to participate in the appreciation of their homes.
Residents at Coldstream Crossing enjoy true “worry free†living. All outside maintenance is provided through a homeowners association and paid through a low monthly fee. Shopping is available nearby, and the King of Prussia and Exton malls are minutes away. Access to hospital services, physicians and home health care is available at Phoenixville Hospital, and other providers conveniently located nearby.
Services Available
At Coldstream Crossing, homeowners will have access to services that help them manage their homes and that help them manage their health. More active seniors may elect to purchase a Villa or Carriage Home for the convenience of the maintenance-free lifestyle. Monthly fees in this case are limited to the homeowners association fee which covers outside maintenance and the cost of the Clubhouse. A menu of additional a la carte services will also be available for homeowners. These value-added services, which will be available when the planned assisted living facility on the campus opens, feature priority access to assisted living when needed, personal and group transportation, wellness programs, and similar services.
A major feature of the Coldstream Crossing plan is that, as higher levels of service are needed over time, they are provided on a "pay-as-you-go" basis. In that way, financial assets are conserved, and drawn upon only as residents' needs increase over time. As a result, the monthly cost of living at Coldstream Crossing will be significantly lower than most continuing care retirement communities.
Assisted living on the campus will be available on a monthly rental basis in a state of the art, residentially-designed continuing care facility. The facility, which is designed for up to 100 units or 120 beds, will include a variety of apartment plans ranging in size up to 850 square feet. Many apartments will include a spacious patio or balcony.
Assisted living pricing plans will start with a “basic†package, above which residents can purchase services on an a la carte basis. A hospitality services package including dining service, activities and housekeeping would be a first level add-on. This basic package will be designed for residents who need minimal supervision and assistance, but who desire the security of 24 hour staffing and supervision at the facility and the opportunity for socialization and dining services. This type of resident will typically be looking to move out of a large home, but may require medication reminders, a personal response system and general supervision to ensure his or her safety and security.
More intensive hands-on care will be provided in the facility on an a la carte basis and coordinated through a health care suite or “service desk†staffed by licensed nurses. These professionals will develop a customized service plan for each resident, who will be charged based on the extent of the services included in the plan. These services include individualized assistance with activities of daily living such as bathing, dressing, eating, and personal hygiene, as well as assistance in taking medications.
A licensed nurse will be available in the assisted living residence 24 hours a day, in contrast to some assisted living communities that do not offer this valuable security feature. A specialized program for individuals suffering from Alzheimer’s Disease will be incorporated into a dedicated area in the building for those needing help for dealing with this condition. The goal of the assisted living program is to become the permanent home for residents needing long term care services, using home health care, hospice and other healthcare services from independent providers to meet the needs of residents for intermittent or temporary skilled care. When needed, skilled nursing services will be available through a list of preferred skilled nursing homes located nearby, or any other skilled nursing facility that residents may choose.
Community Access and Services Agreement
A covenant in each carriage home deed provides that each homeowner is entitled to certain rights, and access to certain services, provided by the assisted living facility, These rights and services, which are outlined in a Community Access and Services Agreement, include the following:
1. Priority access to assisted living when needed.
2. Access to scheduled shuttle bus transportation, as well as personal limousine service. *
3. Periodic wellness programs and health screenings.
4. Other services to be developed based on the needs of the homeowners.

SPRING MILL ASSISTED LIVING
We are pleased to announce the opening of Spring Mill Senior Living in Kimberton, Pennsylvania, Chester County’s new premier location for senior living.
